That GFS run is like 6 days where there’s rain somewhere in the region on every 6-hour QPF panel.

The good news for flooding is this is all spread out quite a bit over days and days.

Thanks man. Nothing like a beautiful landscape to look out upon . Weed free , green , leaves on trees . The small things in life mean a lot to me . It’s a lot of work each week .. already pruning shrubs etc.  but it’s worth it

I respect it though, my dad makes us take the dog across the street to the woods when we visit.  If only a couple days, you can keep a dog off a lawn.  But long term never going to happen.

And we have 2 dogs

 I have a bit of zoysia and it does that. It’s as dead looking as can be mid fall to mid spring. I regret planting it now though.

I gave up too, years ago, I've had 4 females, and they always burn spots. I lost my dog of 15 years a few weeks ago but adopted an awesome puppy last week. I wish I could post the pic but having troubles.

I’ve come to fully accept cold season QPF deficits followed by QPF bull’s-eye for warm season.  
I guess  I won’t do any planting this week because seeds will be washed away and roots will rot.
