How real is the CTRV downslope effect here? And based on what I am reading, I should be expecting arctic sand due to this with wind out of the E/NE?

A little L getting placed near strong convection early on isn’t a big deal. There probably is a mesolow associated with convection that technically has a lower mslp. The problem is if the model starts trying to feed the conveyors around it while it drifts OTS. The dynamics are still near the coast though while the real sfc low starts to develop and deepen.

Maybe. But if one wants this to stay at or even a little inside the Benchmark, the pressure needs to be slightly lower to stay a little more huggy so heavier preip can get further north.

It’s different with every coastal system, but it’s definitely a real phenomenon. 
Arctic Sand is always a possibility for parts of the Pioneer Valley during a raging coastal.
