You do know what endless summer means I’m assuming ? It means AN pattern with any cooldowns minor for a day or two and then right back to warm. Where the summer pattern just continues . Which is exactly what we have been in and is modeled moving forward. No sustained fall or cool other than a day here and there . Last year was not endless summer. This is -

I do every year. But with Stein I won’t bother. Maybe I’ll do clovers like Dendrite. Less issues and maintenance. -
Guidance keeps suggesting the potential for a multiday rain event starting next weekend sometime. Looks like a stationary front gets stuck between high pressure to the north and the Bermuda high offshore with waves running along it. But timing and the pattern uncertainty at range still exist of course.

Part of the reason you seem to have lawn issues each year is because you’re not aerating and overseeding each September. Obviously Stein hurts , but you could do a lot more to help mitigate lawn risk -
