Congrats! Cicero will, with very high probability, get more lake effect than both those places.

Also, during the winter, you can really tell the difference between snow amounts and it being a bit cooler in the northern part of the county, as snow depth is almost always deeper than the city.

Going from Syracuse to Bville/northern burbs, the snow is less slushy and affected by warmth less. During warm spells, the snow in the Cuse melts much faster. I have noticed that the northern burbs often get some freezing rain/sleet at some point that helps to retain snowpack.

In a warm winter, you will definitely see ground/grass for periods of time. This will happen MUCH LESS than NYC/Long Island though. It is entirely possible to go a month plus with the ground totally covered and building a snowpack of 1 to 2.5 feet.

In a great winter (which have been rare lately) lake effect belts can go from November to March/April of complete snow cover. I hope we get that again soon.

Looking forward to reading your reports soon. There is a group of us Northern Onondaga/Southern Oswego county guys on here.

    Thank you Matt

Currently I am in Liberty NY and of course my home on Long Island so I can jump from CICERO to Liberty to Long Island before any biggies target any of tose locations

Just learning about Wegmans; hopefully as good As shoprite where I currently shop.

Also wish I knew how much a kilowatt hour of electric cost. On Long Island it's 22 cents/kwh Liberty NY 11 cents/ KWH

Curious about whether natural gas in cicero will be cheaper than natural gas on Long Island

  2. Matt,

Just came back from CICERO, looks like almost a done deal on a house there

Hopefully Cicero does better with LES than Manlius would have or the city of Syracuse itself

Would have liked Brewerton but Cicero I hope won't disappoint.

I know a poster once said the city of Syracuse itself with southerly winds  torch; I guess points north would too

Psyched anyhow and Matt, thank you

Sure! I actually lived in Redfield for a year. There is an Aldi in Pulaski... :) ... Pulaski and Camden, both about 25 minutes from there, are charming towns with "some" business. Otherwise, you drive 45 minutes to an hour to Rome, Watertown, or Syracuse to do your business.

I was going to suggest Central Square to you, as it's close enough to Syracuse and does better snow-wise. It too, is growing...I like Oswego County. You can get more for a house there than you do in Onondaga. But, selection is less there, and there is definitely some poverty.

Cazenovia is a great village. Beautiful area and homes. It's at a higher elevation. It has high wealth, so it's expensive to live there. I find Madison County to have BEAUTIFUL countryside.

    Matt,

I'll definitely be reaching out to you as it has always been my dream to live in a LES area

    Thank you again so much!

There isn't really that big of a difference between them. Brewerton sees slightly more than the rest due to a slightly more north latitude. Clay and Cicero are about the same. Manlius probably sees the least Lake Effect Snow. However, it's closer to the higher elevations, so that might help a bit with synoptic snowfall and snow retention. All of them are suburban sprawl towns. I personally would choose Brewerton or Manlius...Brewerton for better lake effect potential and open land....Manlius for the rolling hills and proximity to Cazenovia.

Cicero and Clay, to me, are flat and monotonous with development after development and very little natural ecosystems (other than some nice wetlands on the eastern side.) But if you want to be super close to Big Box stores and chain restaurants, you can't go wrong with them.

Wow that was a great answer, thank you ! Ideally I'd live in Redfield if they had the big box stores , Dunkin Donuts and a mall

Leaning towards Brewerton, north of there, like central square or Mallory, you are further north yes, but lose natural gas for your house and have to depend on propane. I hear alot about Cazenovia, what is special there?

    Again, thank you!

  5. Hey guys

This snow lover is relocating From Long lsland's Lynbrook and Sullivan County's   Liberty NY

Heading back up to Central NY state multiple times in the next 2 weeks in areas surrounding Syracuse

Like I have mentioned, Looking for the sweet spot between LES and N'oreasters  based on historical averages and maybe a little elevation thrown in too

Can't be a rural hamlet since I need to heat with natural gas and have to have gigabit internet and NO radon areas and great schools

These are the areas I am looking at within 10-20 miles of Syracuse in  mostly Onondaga County

    North Syracuse

    East Syracuse

    Brewerton

    Manlius

    Phoenix

    Cicero

    Central Square

    Fayettesville

    Baldwinsville

    Pompey

    Camilius

    Minoa

    Cazenovia

    Chittenago

Please feel free to PM me as not to clutter up this forum topic

    Thanks!

Northern Onondaga does better with LES, while SE Onondaga, where you're looking, does better with Noreasters and Elevation events. Housing prices are ridiculously high right now, but it seems like that may not be of concern? If not, Pompey/Fabius would be great choices. I would love to live in that area.

Ridiculously high is right but not like Long Island where my primary house is One house I saw in Jamesville or was it Fayestsville, I forget but it would go for 3x that price on Long Island. Past 8 months living at my liberty NY house ( we had a trace of snow this morning )

Just don't want to thread into areas that use propane or oil; want Natural Gas only

Looked as north as Cicero too

I appreciate the help Matt; I don't wish to clutter the forum with real estate, would you mind if I PMyou next time?

If you want more consistent winter, I recommend staying in the southern part of Onondaga county. The northern third of the county averages more snowfall and can see some great rates...but the moment a south wind comes off the mountains to the south, it torches the Syracuse area. Focus on the Route 20 corridor.

@TugHillMatt My wife and I have been seeing houses mainly a few miles south and southeast of Syracuse in developments of nice houses

I'm trying to find the sweet spot for LES, N'easters, Natural gas and high speed internet!
