  5. Vermont has a stated goal of trying to develop what are called downtown cores but that's not even enough for some. Recently a group in Montpelier fought against a new hotel and parking garage and the developers finally gave up. The same thing has happened with new housing. If you can't build in a city, where can you?   6. The tax rate is based upon the value of all the property in a town and the amount of money that needs to be raised to cover the budget. In VT, that is called the Grand List. So if there was $100 million in property value used to raise the budget of $1 million, the tax rate would be .01 on every dollar of assessed value. If the value of property is raised to $150 million then the tax rate to raise $1 million is lower, closer to .0067. So if your property value stayed the same, your taxes would go down. If your property value goes up minimally (and since I suck at math, I don't know what that percentage would be), your overall tax remains close to the same. If your property gains a large amount of value, it may go up. It sounds like the BTV assessor has an idea of where the break is. Of course the presumption is that the actual budget won't increase much year to year. My simple scenario also doesn't take into account different categories of property such as commercial vs. residential.
  7. They are going through it in Burlington right now and my town is doing a reappraisal now as well. As for the police and fire departments, because of the nature of most of the businesses in Stowe, I bet their activity is akin to a considerably larger town.   8. I go to bed at midnight and get up at 7:00 am. Solid 7 hours.
  9. Definitely not going to argue with a forester but I think of full leaf out as the end of the process. But that’s just me.
  10. 34.5° and about 1.25” over the last couple of days. I know the weather suck but I’ve been in the woods a bit over the last week and it was actually pretty dry for this time of year.

  12. And at least in this area, all the small stores that sold general merchandise were gone before they came in. Walmart was late here too. I don’t care for Walmart with but by the time the got here, finding affordable general merchandise was difficult in a lot of small towns. Face it, I’m not buying underwear and socks from a chi-chi boutique.
  13. Dollar General is everywhere. There are 2 in the small city near me, population 9500. Plus one in our town and one on the neighboring town on the other side. 4 within an 8-10 mile stretch.

  15. They actually had the same thing happen at the golf course I'm a member at. It happened on 2 greens. Luckily they were small spots but it took a while to fix them

  17. Depending on the timing, I would contemplate making the drive from NNE to do that.
  18. Really noticed the greening this morning. I had to drop my son off at school and then stop down at the vets to pick up some tick stuff for the dog and the lawns really seemed to accelerate the green up process, even since yesterday. The misery mist that was falling does tend to make stuff look extra lush though.

  20. When I got mine, it was a night when it was raining in the surrounding area. I went to the course anyway figuring I’d at least have a beer and a burger since my wife never expects me home on Tuesday nights. The weather kept the number of people on the course to about 10 or 11. We had a cash insurance pool and the club’s insurance policy paid out $300 in pro shop credit. It worked out well for me.

  23. Very up and down. 5 pars, 1 bogey and 3 “others”. Shot a 46. Didn’t get hurt and it was a beautiful night to be outside.
