Nice afternoon overall to duck out of work early and go wander around with the dog. Definitely a chill but I love hiking in these temps. Can feel the chill when you get near the glaciers too. This time of year we use work roads as the state doesn’t like the hiking trails used until they dry out later in the month. Wandering up the Spruce Road ran into like 15 feet of snow going across the road .

I don’t use window units anymore but yeah if you dread doing it that much, get it done. But I remember it was pretty damn simple using them for 6 years or so living in BTV. I hated having them in windows on the whole as there are a lot of warm/not hot days where you just like having windows open. If it’s a hour of your life you dread, definitely have at it. Maybe it’s also like taking the shovels and sleds out of the attic on like Oct 1st.... makes you look forward to the upcoming season even if you won’t need them for weeks. Turned into a pretty nice day, despite chilly. Got up to 55F.

If it takes 20 minutes, just put them in the day before it gets hot. Like Ginxy said, this board knows when it’s going to get hot. Its such an easy process with a window unit... in college we had one and would literally just move it to whatever room we were hanging out in. Pick it up, carry it, set it in the window, close window on top of it, plug it in. AC is now working .

My parents are retired and both my sisters and I have told them they need to spend their money now, in the ol’ family meeting type way. Don’t hold it for us. They always have reservations about “living too much” and we keep telling them, you just worked your ass off for four decades straight. Go see the Grand Canyon if you want to see it. My mom always wanted to see the Amalfi Coast in Italy, they went there. My dad wanted to play golf in Ireland... they sent it. There’s nothing better as a child to watch your parents finally enjoy themselves after decades and decades of work. Like just go and do it, don’t think about it.

Debating if this is a good question to ask but I'm genuinely curious, why are only liberals moving back into the city and not conservatives? You pointed out the political affiliation, just trying to think through the "why" one group over another would move back into the city. One more drawn to the country lifestyle, land and freedom, away from fast-paced city life? Running for the mountains? Not looking for opinions on political affiliation, but just a general curiosity of behavior.

People absolutely lose their shit if they might see one while driving anywhere in a given county... much less see one from their property. Ah very interesting. Big increases in BTV but I guess I still don't understand some of the tax stuff. Or maybe I do, ha... why would someone who saw their property assessment go up 40% see their taxes increase, but someone who say only sees a 30% increase would actually see their taxes go down? Is it because it's the same sized pie (the budget) and they are just altering the proportions? So if your home value rises but not quite as much as your neighbor's, you pay less and they pay more now assuming it was equal before? "If the city budget is the same as the current one, people whose property values increased by more than 40 percent would pay higher taxes this coming fiscal year; those with smaller increases would pay less.... some high-profile names — including Mayor Miro Weinberger, whose Hill Section home went up just 29 percent — would likely see their taxes decrease." Also interesting how they do commercial properties...I had no idea that commercial property was valued based on the amount of business it does. I thought it was purely a real estate valuation, not a valuation based on how the business is doing. So if your business was effected by COVID like BTV hotels (say the Hilton, Marriot, etc), your assessment is lower? "On the opposite end of the spectrum, just 66 of the city's 10,400 properties lost value since they were last assessed. Many of those were commercial properties. The Burlington Country Club, for example, dropped nearly $1 million in assessed value. Ahh that makes sense. I just always figure they’ll want more money. They seem to buy fire trucks here like they are going out of style and it has to be the most well funded police departments for a small rural town on the planet lol. But it’s also from tons of tourist tax. Meals tax, rooms tax, etc.

Yeah I just wander around mountains all day. This is new to me. I just picture investing like Wolf of Wall Street... total mayhem, drugs and cash.

It's been insane up here too. Everything is going over asking price and most are selling in cash. Not a single home or condo under half a million on the market right now in Stowe. Honestly an article this week in the local paper reads very familiar to what Phin did... just buying stuff sight unseen and in big transactions to escape the city life. Not going to lie, I'm not excited for a tax assessment in Stowe. They are already talking about it and I know even where I am, our townhome is assessed almost $100K lower than what adjacent units have sold for.

I think that's what most feel like. I know several who say they'll get out on Friday before SNL. I think each time it goes up another ten cents it levels off pretty fast. Yesterday it did it right around 0.6.... today it shot up to near 0.7 and has sense leveled off back down a bit. Human nature is to like round numbers to get out at... it's an interesting pattern to me. It gets right up to a new multiple of ten and then people dump some, it levels off back down about 5 cents for a while under the peak.
