So long as the fat cats keep gobbling them up, the starter houses are a thing of the past. As a FTHB, I went straight to condos/townhomes.
Those Cape style houses aren’t coming back. Today, the 1600 sq ft Cape is knocked down and replaced with a 4000-5000 sq ft McMansion priced 4-5x higher than the purchase price of the knocked down Cape.
In fact, 2000 sq ft is a palace by Mass standards. I’ve never lived in a house greater than 1950 sq ft. Grew up in a family of 4 kids, two parents, one cat, one dog in 1600 sq ft with 1.5 baths. Turned out okay.
Got it. Our biases and world views are hardwired into town us due to evolution and our tribal origins. Humans are innately flawed because of this. It was necessary to align oneself with a group when that group worked together to fend of lions, but that group think isn’t so necessary from a survival standpoint anymore.
I find it funny that if one notes the marked, increasing wealth or income distribution gap in this country, they are immediately branded as a commie. Is there no middle ground? Asking for a friend.

Thanks. Not sure what climo is here in Rockport. The past two winters I received 19.5” and 29” respectively. It’s been a mini screw zone. I bet the average is mid 40s?
Just signed P&S for a Salisbury property...closing in late Aug or Sept and will be about 3.5 miles from the coast as the crow flies. And a about a 3 minute drive from the Route 1 bridge connecting Salisbury and Newburyport over the Merrimack.
Now watch Rockport get smoked next winter, while Salisbury sniffs cirrus.
Anyone familiar with winter climo for Newburyport/Salisbury? I was looking through the storm archives and it looks like a fairly snowy coastal climo region.
