Yeah, I was referring to the newer houses built that are not on stilts. A lot of new construction will be fine against 3s and even 4s if done properly. But the same home might be surge prone. That's all I meant.

I saw BOS harbor at 60. Sometimes with low dews, a wind off the water means lower temps on land compared to SSTs due to evaporational cooling.

Lol that’s not true. Some events like that one and the 11/15/18 event are very hard on the coast. I’d rather be conservative and honk when it looks real good vs going Bastardi on everything.
