    Zoysia is fantastic in the summer, but it goes dormant (brown) in the winter and takes quite a while to green up in the Spring. If you are ok with that, it is great for full sun areas. And it is so nice and lush.

    From what I've been reading, even the flood insurance is problematic because the areas that got hit are so localized. It isn't like big river flooding.

    I guess the people who got flooded out in Arlington can hope for trees to come down on their houses so that the insurance company actually foots the bill.

    Nothing indicating widespread severe, but if we get a 2-3"/hr storm over the places that got hit on Monday, that's rough.

    Mid 70s low at DCA. 71/68 here. Looks like the NAM came around to the HRRR’s idea of more scattered cells rather than something more organized.
