    "Flash flooding may develop quickly." Isn't that why it's called flash flooding?

    I'm sure they could get flood insurance. Just it wouldn't be cheap. THen again since it's always been a flood prone area, I'm sure flood insurance has never been cheap. Once the new retention ponds are built, that will mitigate the flood impact when it does come again.

    I knew who that guy was. He was a friend of a friend that I had met several times at parties/outings back in the good ole single/kidless days in that social circle

    I'll be curious to see the Cocorahs readings in the morning. My rain gauge simply couldn't handle the heavy rates with such large drops to get any kind of accurate reading

    So I cleared the leaves out of the basement drain the other day. Check! Forgot to clear the rest of the composted muck. Oops.
